Property words, explained

Each word below appears in Bhumiq's answers, with its meaning in plain English. These are general meanings: what applies to one property depends on its state and its authority.

Real estate regulator (RERA authority)
The regulator set up for a state or union territory under the Real Estate (Regulation and Development) Act, 2016. Most projects must register with it before their homes are advertised or sold, and the registration has a validity date.

DTCP (town and country planning department)
A state’s department of town and country planning. It plans how land may be used and, in states where a developer needs its licence to build a colony, grants that licence and records whether it is still valid.
Occupation certificate (OC)
Permission from the competent authority for the area, under local laws, to occupy a finished building. A project still under construction will not have one yet, and a building is not meant to be occupied before it has one.

Completion certificate (CC)
The competent authority’s certificate that a project was built according to its sanctioned plan, layout and specifications. Depending on the state it covers a whole colony’s works or a single building, and it is a different document from the occupation certificate.

Khasra number
The number a plot of land carries in the village revenue record in much of North India; some states call it a survey number. Licences and title papers use it to say exactly which land they cover.
