Terms of Service

These terms govern your use of Bhumiq (the “Service”), operated by Varatech Innovation Private Limited. By accessing or using the Service you agree to these terms and to our Privacy Policy.

What Bhumiq is — and isn’t

Bhumiq surfaces information about developers, projects and localities in Haryana, with Gurugram covered in the most depth, compiled from public sources: HARERA registrations and certificates, DTCP licences and occupation certificates, court, consumer-forum and tribunal records, and other government registers. Every fact we show carries its source and the date it was fetched, and is presented as “as of [date], records showed…”.

A court or consumer case listed against a company is a public record of a matter filed. It is not a finding of wrongdoing, and we never present it as one. Records can be withdrawn, dismissed, settled or misattributed by the register itself; where that happens, tell us and we will review the entry (see “Correcting a record” below).

The Service is informational only. It is not legal, financial, or investment advice, and it is not a substitute for your own due diligence or professional counsel. Records can be incomplete, delayed, or superseded — always verify with the relevant authority before acting.

Accounts & eligibility

The Service is for adults aged 18 and over only. By creating an account or using the Service you confirm that you are at least 18 years old and legally capable of entering into these terms. Bhumiq is not directed at children, we do not knowingly process a child’s personal data, and we will close any account we find to belong to a person under 18 and erase the data held under it.

You are responsible for the accuracy of your account details and for keeping your credentials secure. You may explore parts of the Service as a guest; some features require a verified account.

Acceptable use

• Do not scrape, bulk-download, or resell the Service’s data.
• Do not attempt to breach tenant isolation, rate limits, or access controls.
• Do not misuse contact details shared with you for any purpose you were not granted.
• Do not upload unlawful, infringing, or misleading content.

Intellectual property

The Service’s software, design and compiled presentations are ours or our licensors’. Underlying public records remain the property of their respective sources. You may use the Service for due diligence: your own, or a client’s if you are a broker, lender or adviser. The scraping, bulk-download and resale bans above still apply.

Not a broker, not an agent

Bhumiq is not a real-estate agent and does not act for you or for any developer. We do not negotiate, represent, or take part in any sale, booking or loan. If you ask us to connect you with a developer, we forward a masked summary of your enquiry and the developer replies to you directly; any dealing that follows is between you and them.

We may receive a fee from a developer or a lender when you choose to be introduced to them. That fee never changes what a record says, how a developer or project is ranked, or whether a court entry is shown. Nothing a developer pays for alters a fact on Bhumiq.

Paid services

Some features, such as due-diligence reports, are paid. Prices, taxes and the billing period are shown before you pay. Payments are collected by Razorpay; we never see or store your card details. A subscription renews automatically each period until you cancel, and access continues to the end of the period you have paid for. Cancellation and refunds are governed by our refund policy.

Disclaimers & limitation of liability

The Service is provided “as is” without warranties of accuracy, completeness or fitness for a particular purpose. To the fullest extent permitted by law, we are not liable for any indirect or consequential loss, or for decisions made in reliance on the information provided. Nothing here excludes liability that cannot be excluded under applicable law.

Governing law

These terms are governed by the laws of India, and the courts at Gurugram, Haryana have exclusive jurisdiction over any dispute arising from them.

Correcting a record about you

If a record we publish about you or your company is inaccurate, out of date, or attributed to the wrong entity, tell us and we will review it — a disputed record is pulled from retrieval while under review. Use grievance redressal, or flag the individual source record in place from the developer’s profile if you are signed in.

Ending your use

You can close your account at any time from Settings; your personal data is then erased as described in the Privacy Policy. We may suspend or close an account that breaks the acceptable-use rules above, after notice where the law requires it. Sections that by their nature outlast an account (disclaimers, limitation of liability, governing law) continue to apply.
