    The NCLT benches at New Delhi, Mumbai and Chandigarh, the Supreme Court, the Delhi High Court, and the district courts at Gurugram, Faridabad, Panchkula and Rohtak, searched by party name. Up to 300 results per name each week. A case found this way is checked at the court’s own register: nclt.gov.in, www.sci.gov.in, delhihighcourt.nic.in, services.ecourts.gov.in.

How matching works

All three are searched by the names on Bhumiq’s roster of developers. No court is read case by case.

A case is linked to each company it names, and only by name. A party’s name is cut down to the company it prints, then compared with each developer’s name, registered legal name and sourced aliases. It links only when they are equal, and the link records which of these matched.

A party printed only as a bare brand, such as “M/S DLF & ORS”, links to the brand’s own record and is marked as a brand match, so it can be told apart from a match on a company’s own name.

A name two developers both claim stays unlinked until a person decides. Brand names that other industries share, such as Godrej, Birla and Indiabulls, are not linked by name at all.

A developer’s court record holds real-estate litigation only. A company that shares a brand, or another arm of the same group (a power or cement company, say), is not the developer. A case Bhumiq cannot place stays unlinked: unlinked is better than linked to the wrong company.

What it leaves out

  • Insolvency: NCLT cases only through the name search above. Bhumiq has no IBBI source.
  • HARERA complaints and orders are not read.
  • A case filed under a subsidiary, a project company or a misspelt name may not be linked. No linked case means no linked record. It does not mean a clean record.
  • Severity is Bhumiq’s own classification of a case, not the court’s.
  • A court’s search page can change without notice. Every Monday Bhumiq opens each one, and for some looks up a case it holds, to check that the page still answers.

What has been measured

Alerts on litigation
Not yet measured. A customer team’s inbox reports a case filed in the last 30 days that names a company on its list, an older case newly linked to one, and an NCLT insolvency or winding-up petition against one. How often these alerts are right is measured on production before any figure appears here.
