What will I pay on top of the price?General guidance

You pay stamp duty and a registration fee when the sale deed is registered. In Haryana the stamp duty rate depends on where the home is and whose name it is registered in. A home still being built also carries GST; a finished home sold after its completion certificate carries none. Developers may also charge for parking, club membership, preferential location (PLC) and a maintenance deposit. Ask for the full cost sheet in writing before you pay a token.

Who owns this land today, or is it mortgaged?

The Bhumiq team checks it with you.

Check it yourself on jamabandi.nic.in
  1. Open jamabandi.nic.in, Haryana’s land records site, and choose Nakal.
  2. Pick district Faridabad, then the tehsil and the village: Seekri (hadbast 48), tehsil Ballabgarh. The site lists villages in Hindi, so the hadbast number is the surer match.
  3. Pick the latest year, then a from the list here, such as 9//19.
  4. Type the CAPTCHA the site shows. The copy it opens names the owners as the revenue department last recorded them.

Bhumiq does not open it for you. The site asks a person to type its CAPTCHA, and the record belongs to the revenue department.

Lenders that list this project

  • PNB Housing Finance’s approved-projects list carries “Advitya Homes”, by M/s Advitya Residency LLP, code Faridabad-1221-002207, approved 2021.

A lender’s list prints no HARERA registration or licence number, so the Bhumiq team matched it to this project by its name and builder. A listing is the lender’s record of a project it has approved for home loans, not a loan offer.
