Under the RERA Act, a registered project has to keep most of the money buyers pay in a separate bank account for that project, sell by carpet area, and stick to the plans it registered unless enough buyers agree to a change. What is carpet area, and how is it different from super area?General guidance
Carpet area is the floor inside a home's walls that you can actually use, not counting the outer walls, the balcony or any share of the building. Under the RERA Act a registered project has to quote and sell by carpet area. Super area (or super built-up area) adds the walls and a share of the lobbies, lifts, stairs and other common areas, so it is larger, and a rate per sq ft of super area looks lower than the same home's rate per sq ft of carpet area. Compare prices on the same basis.
