What will I pay on top of the price?General guidance

You pay stamp duty and a registration fee when the sale deed is registered. In Haryana the stamp duty rate depends on where the home is and whose name it is registered in. A home still being built also carries GST; a finished home sold after its completion certificate carries none. Developers may also charge for parking, club membership, preferential location (PLC) and a maintenance deposit. Ask for the full cost sheet in writing before you pay a token.

What protections do I have as a buyer?General guidance

Under the RERA Act, a registered project has to keep most of the money buyers pay in a separate bank account for that project, sell by carpet area, and stick to the plans it registered unless enough buyers agree to a change. If possession is late, a buyer can ask HARERA for interest or a refund. How this applies to your own purchase depends on your agreement, so ask a lawyer before you sign.

These are the copies HARERA holds. An approval belongs to the department that issued it, not to HARERA.

The DTCP licence named on the application

107 OF 2011 · JMD · GURGAON-MANESAR

Licence valid to 10 Dec 2017

From the Town & Country Planning department’s licence register, read 3 Nov 2026.

A licence is permission to develop the colony; the HARERA registration above is permission to sell, and the two lapse separately.

Land under the licence

The land the licence was granted over, as the Town & Country Planning department’s land schedule lists it. It does not say who owns the land now.

107 OF 2011: 6 parcels, 2.1708 acres in all, in Badshapur (hadbast 87), tehsil Badshahpur.

The licence register prints the same licensed area, 2.17 acres.

The schedule also names who owned each parcel when the licence was granted. Bhumiq does not show those names.

From DTCP’s land schedule for this licence, read 18 Oct 2026. verify at source

Who owns this land today, or is it mortgaged?

The Bhumiq team checks it with you.

Check it yourself on jamabandi.nic.in
  1. Open jamabandi.nic.in, Haryana’s land records site, and choose Nakal.
  2. Pick district Gurugram, then the tehsil and the village: Badshapur (hadbast 87), tehsil Badshahpur. The site lists villages in Hindi, so the hadbast number is the surer match.
  3. Pick the latest year, then a from the list here, such as 131//11/2.
  4. Type the CAPTCHA the site shows. The copy it opens names the owners as the revenue department last recorded them.

Bhumiq does not open it for you. The site asks a person to type its CAPTCHA, and the record belongs to the revenue department.

Collector rate, commercial property
₹1,95,000 per sq yd

Sector 67, collector rates effective 1 Apr 2026, Badshahpur tehsil. Source

Stamp duty is charged on the higher of the price and the collector rate value. The rate is the government's floor for duty, not a valuation: Bhumiq does not say what a property is worth.
